Our dedicated property management team can manage your property for you throughout the lettings process; from organising inventories and arranging pre–tenancy cleans, right through to handling deposit negotiations once the tenancy has come to an end.

All tenants need a point of contact to deal with during their tenancy and you need to know that your property is being looked after.
During the tenancy we will carry out regular visits and arrange day to day repairs and maintenance works if needed on your behalf, acting to protect your interests and ensuring any problems are resolved as quickly as possible. We ensure that safety checks are carried out prior to their expiration dates. We use our vetted panel of highly skilled and trusted contractors to provide you with peace of mind.

Landlord Safety Checks Prior to Renting out a property

The following items are MANDATORY and must be completed prior to the tenant moving into the property.
We would be delighted to arrange these for you, so please let us know if you wish us to:
​
· Energy Performance Certificate - MANDATORY, these last for 10 years from date of issue. All rental properties must be a band E or above.
​
· Gas Safety Certificate - MANDATORY this is an annual test.
​
· Smoke Detectors - MANDATORY - are required on each floor of the property.
· Carbon Monoxide Monitor - MANDATORY where there is: any solid fuel fire (i.e. coal/wood burner) and we also recommend a detector next to any gas appliance, boiler/cooker/gas fire .

We also RECOMMEND the following safety tests:
​
· 5 yearly Fixed Wiring Test - HIGHLY RECOMMENDED - test of all switches, sockets, fuse board etc as a duty of care for tenants to ensure all wiring is safe.

Landlords management fees are 10%.
