Tenant Information​
​
Application Process
​
Once you have viewed the property, if you like it you will need to inform us of your interest. We will need to take basic information from you regarding each potential tenant moving into the property. This will include your employment status, preferred move date and term of the tenancy.
We will then discuss your offer with the landlord and when everything is agreed we will ask you to pay a holding fee of 1 weeks rent, and proceed with our referencing. Our referencing company will send you an email with the application form which you’ll be required to complete online and upload any additional information they request. We must carry out various reference checks to ensure that you meet the criteria to be a tenant; this will incorporate credit checks as well as employment and landlord references. All offers are subject to references and contract. We also require that you provide identification in the form of a passport, we can’t accept photocopies so we need to have site of you and your passport.
The tenancy you sign will be for a fixed period and could be anywhere from 6 – 36 months, this is known as an Assured Shorthold Tenancy. After this fixed period, provided the terms of the tenancy have been adhered to and the landlord is in a position to, you can renew if you so wish and of course we will guide you through this process too. No fees are taken from tenants in accordance with Tenant Fees Act 2019.

Guarantors
​
A guarantor may be required for tenants who do not meet our referencing criteria, these include applicants who have recently moved to the UK, applicants whose annual salary does not meet the required amount to cover the monthly rent, adverse credit and students. A guarantor is usually a relative that is willing to sign a deed of guarantee document stating they are then liable for the outstanding amount should the tenant default on the rent for whatever reason. The guarantor must be a UK resident and must complete the relevant paperwork.

Deposits
​
The security deposit for the property you have selected will be equivalent to 5 weeks rent from June 1st 2019. Until this date it will be 6 weeks. This amount must be paid in cleared funds by bank transfer or banker’s draft. Cheques and credit/debit cards will not be accepted. Your deposit will be registered with The Deposit Protection Service in accordance with government legislation.

Tenant Responsibilities
​
All monthly rents are exclusive of utility charges so you will be directly responsible for any gas, electric or water bills unless otherwise stated. Meter readings can be found on your check in report and as the utilities are your responsibility, we ask that you contact the relevant companies yourself to ensure the account is set up correctly. Every property is subject to council tax, at the start of the tenancy you will need to notify the local authority by telephone or email of your full names and the date your tenancy started so they can calculate your monthly council tax payment for which you are also directly responsible. Tenants are responsible for the TV Licence at the property and their own home contents insurance

Rent Payments & Fees
​
Rent payments should reach us a minimum of two days before the due date. This should be clearly referenced as advised and be paid into the account details provided.
Holding Deposit - 1 week's rent pro rata ( Rent x 12 / 52).
Rent and Utilities - As per your tenancy agreement.
Security Deposit - 5 week's rent pro rata (Rent x12 /52) x 5).
Tenancy Changes - amending or altering an occupant at the tenant's request during the tenancy £50.
Lost Keys - tenants will be charged the cost of replacement keys and key fobs.
